22 de July de 2025How can city planners determine which 218 homes, out of 2,921 buildings, offer the greatest potential for renovation that could cut household energy bills by up to 75%? The latest RETABIT application offers a data‑driven answer.
Applying a multidimensional analysis of the building stock, municipal technicians began by defining a two-kilometre area around the Mirasol civic centre and importing data on 2,921 buildings into RETABIT Analyse. From there, three evidence-based filters were applied:
▪️ Existing rooftop photovoltaic arrays capable of exporting surplus electricity,
▪️ Households with rent burdens exceeding 40% of income, and
▪️ Buildings with final energy use above 200 kWh/m²/year.
This structured workflow produced a shortlist of 218 residential buildings with high renovation potential, strong candidates to act as energy consumers within an emerging Local Energy Community.
Testing renovation pathways. Using RETABIT Plan, the team evaluated three renovation scenarios for the selected buildings. Each pathway explores different trade-offs between investment level, energy savings, and emission reductions:
🖥️ Complete renovation (envelope plus heat pump) achieves 47% lower delivered energy, 60% fewer emissions, and 75% lower bills at roughly €151/m².
🖥️ Façade, windows, and roof renovation (fabric first) delivers 27% lower delivered energy, 36% lower heating demand, and 30% lower bills at about €108/m².
🖥️ Energy‑generation equipment upgrade (heat‑pump retrofit) yields 30% lower delivered energy, 47% fewer emissions, and 68% lower bills at about €151/m².
𝗪𝗵𝘆 𝗶𝘁 𝗺𝗮𝘁𝘁𝗲𝗿𝘀? The Mirasol case illustrates how clear, evidence-based indicators and spatially informed analysis can transform renovation policy, making it more equitable, more strategic, and more responsive to the climate crisis.
RETABIT supports targeted actions that align social need with environmental impact thanks to its integrated data such as energy performance, energy poverty risk, and renewable generation potential.
